When selling your Bear Lake home, the Seller’s Disclosure is one of the most important documents you’ll sign. A common question I get is: "If I fixed the leak three years ago, do I still have to mention it?" The short answer is: when in doubt, disclose it. Here’s why transparency is your best friend:

 

It Prevents Buyer’s Remorse
In a destination market like Bear Lake, many buyers are from out of state. If they discover a hidden issue after closing, like a basement that seeps during the spring runoff or a temperamental water heater, it can lead to costly legal disputes. Disclosing it upfront shifts the responsibility to the buyer to investigate further during their inspection.

Material vs. Cosmetic Issues

You don’t need to disclose that you hate the wallpaper in the guest room. However, you must disclose material defects, aka anything that affects the value, safety, or structural integrity of the home.

 

Think of your disclosure as your legal shield. It’s much better to have a buyer ask for a $500 credit now than to have a process server knock on your door six months after the sale.
