Selling a home at Bear Lake isn’t like selling a house in the suburbs. Our properties face extreme winter weather and unique utility setups that can stop a deal in its tracks if you aren't prepared. To avoid surprises during the due diligence phase, here is what local inspectors are prioritizing right now:

 

Deck Structural Integrity
With our heavy snow loads, decks take a beating. Inspectors look for wood-to-earth contact (which causes rot), loose pieces, and rusted bolts. If your deck feels "spongy" or has visible rot, addressing it now is much cheaper than a mid-escrow credit.

 

The "Mountain Big Three"
First off, Radon. High levels are common in Utah and Idaho mountain soils. A pre-listing test costs around $150 and can save you from a $2,000 mitigation demand later. Then comes septic and wells. If you aren't on city sewer in Garden City, your septic tank needs a recent pumping and inspection. For wells, flow rate and water quality (bacteria/nitrates) are the top priorities for buyers.

 

Heat Tape & Pipe Protection
Inspectors check to see if your heat tape is actually functioning. A failed heat tape system is the #1 cause of burst pipes in vacant vacation homes.

 

Roof Life & Ice Dams
Inspectors aren't just looking for leaks; they’re looking for “granule loss” from heavy snow sliding and evidence of previous ice damming in the eaves.
