What does selling your home actually look like?
If you’ve never sold a home, the process may be a little confusing or even intimidating. To give you an idea of what to expect along the way, here’s a look at the major steps in the sale process:
Listing Appointment
You’ll begin the home selling journey by meeting with me for a listing appointment. During the listing appointment, we will discuss everything about your home, my marketing strategy, pricing recommendations, and answer any questions you may have.
Preparing Your Home to List
I’ll walk you through how to prepare your home for listing by decluttering, deep cleaning, and making any necessary repairs or updates to enhance its appeal to potential buyers. If appropriate, we may consider staging your home to showcase its full potential and create inviting spaces that connect with buyers.
Pricing
We will work together to determine the appropriate listing price based on your home, comparable sales, and current market conditions. Pricing your home accurately is crucial for attracting buyers and maximizing your sale price.
Professional Photography
We will schedule professional photography to capture your home in its best light and create stunning marketing material for your home. High-quality photos are essential for attracting online buyers and making a positive first impression.
Listing and Marketing
I will list your home on the multiple listing service (MLS) in addition to a comprehensive marketing plan to promote your property to potential buyers. This may include social media promotion, email campaigns, and targeted advertising.
Open Houses and Showings
We may host open houses and will schedule private showings to give buyers an opportunity to tour your home in person. I will coordinate the showings and provide feedback from prospective buyers, so you have nothing to worry about there.
Offers
Once you start receiving offers from prospective buyers, I will present all offers to you, along with relevant terms and conditions. We will review each offer carefully, considering factors such as price, contingencies, and closing timelines. I will help you evaluate the strengths and weaknesses of each offer and negotiate terms on your behalf to secure the best possible outcome.
Under Contract
Once you've accepted an offer, you'll enter into a contract with the buyer. This contract will outline the terms of the sale, including the purchase price, contingencies, and closing date. At this point you enter into the due diligence period, where the buyer will conduct inspections, appraisals, and any other necessary assessments to ensure the property meets their expectations. We may need to address repair requests or negotiate additional terms based on the inspection findings.
Closing
Closing includes signing paperwork, transferring ownership, and disbursing funds. Once all requirements are met, the sale will be complete, and you can hand over the keys to the new owners!
