National Housing Market Update (what you should know in July 2025)

Here’s a look at the current housing market across the country:


Inventory is up nearly 29% year-over-year, continuing a 20-month streak of rising homes for sale. While more options mean greater flexibility for buyers, homes are now taking longer to sell (about 53 days on the market, up five days from last year).


Homes under contract declined slightly (-1.6%), and newly listed homes continue to edge upward (+6%). Median list prices have largely remained flat, within 0.2% of last year’s levels. Price per square foot ticks up modestly at 0.7%.

 

For buyers, this means you now have more time to decide and more listings to choose from. Some homes may even see price reductions as sellers adjust expectations.

 

Sellers on the other hand face a market where competition is rising. Proper pricing and presentation are more important than ever to stand out.
