Most homeowners wait until the flowers pop in May to call a Realtor. But if you want to maximize your profit and minimize your stress, the pre-listing phase should start right now. Here is why getting ahead of the spring rush is the smartest move you can make:

 

 

One of the biggest hurdles in any sale is the home inspection. Starting in January or February gives us the luxury of time to perform a "pre-audit." We can identify and fix those small, nagging issues, like a finicky furnace, a slow drain, or heat-tape that needs replacing, long before a buyer's inspector finds them. Fixing these now means fewer "red flags" for buyers, a smoother closing process, and much less stress for you when the spring rush hits.

 

Then, there’s photography. Even though it booms in the summer, Bear Lake is a year-round destination. So, buyers love seeing what a home looks like when it’s cozy and snow-covered. By starting now, we can capture professional photography that showcases your home’s winter charm. When we eventually list, having both winter and summer photos (from a spring shoot) proves to buyers that your home is a perfect 365-day retreat.

 

Starting now also gives us the opportunity to beat the inventory rush. In May and June, the market gets flooded with listings. By preparing in January and February, we can have your home market ready the moment the first wave of spring buyers starts browsing.
